Roanoke is a small city in Randolph County, Alabama, close to the Georgia line and roughly an hour from Newnan. It has a compact downtown, a strong sense of local history, and plenty of open land around it, with Lake Wedowee a short drive north. I am licensed in Alabama as well as Georgia, so I can help with properties on either side of the line.
Roanoke is a small town with a historic main street and local businesses. It has a distinctive piece of history: in the late 1800s and early 1900s, Ella Smith made her well-known cloth “Alabama Baby” dolls in Roanoke. Today the surrounding area is largely rural, with farms, timber, and homes on larger lots. For bigger shopping and medical trips, residents often drive to LaGrange or to larger towns along the I-85 and I-20 corridors.
In town, there are older homes and established neighborhoods. Beyond the city limits, the market is mostly rural: homes on acreage, small farms, timber tracts, and recreational land, with lake properties around Lake Wedowee to the north. Parcels here often offer more acreage than buyers find closer to the Atlanta metro.
Prices depend on whether the property is an in-town home, a rural residence, or raw land, and on its size, condition, and features. Because this is a smaller market, each comparable sale matters, so I gather recent closings that match what you are considering and walk through them with you.

Roanoke has its own city school system, Roanoke City Schools, which includes Handley High School. Addresses outside the city limits are generally served by Randolph County Schools. Confirm the assigned schools for any specific property directly with the district.
Downtown has local shops and dining, and the town hosts community events through the year. Lake Wedowee, a reservoir on the Tallapoosa River, offers boating and fishing, and the surrounding countryside is popular for hunting and outdoor recreation. LaGrange, across the Georgia line, adds more restaurants, shopping, and services.
State highways connect Roanoke east toward the Georgia line, LaGrange, and Franklin, and from there to Newnan. Plan on roughly an hour, depending on the route. Roanoke is on Central Time, one hour behind Georgia, which matters when you are scheduling showings or closings across the line.
Alabama transactions are governed by the Alabama Real Estate Commission and use Alabama contract forms, and closings may be handled by an attorney or a title company. Property taxes are administered by the county, so ask the county tax office about the current bill and any programs a parcel is enrolled in. Working with an agent licensed in Alabama keeps those details straight.
Confirm legal road access and order a survey. Ask whether rural water reaches the property or a well is needed, whether the soil will support a septic system, and how far the nearest power lines are. For lake-area parcels, ask who controls the shoreline and what rules apply to docks and access. I walk land buyers through each item.
Roanoke is a small market where land and rural homes make up much of the activity. Value turns on specifics such as frontage, access, timber, terrain, and utilities, so I look closely at recent sales of similar properties and explain what they mean.
Drive over from LaGrange or Franklin, walk the downtown blocks, and then take the county roads out toward the lake and the farmland. When you are ready, tell me what you want from a property and I will build a short list, set up listing alerts, and pull recent Randolph County sales so you can compare asking prices with what similar properties have closed for.
If you want acreage or a small-town home in Alabama within about an hour of Newnan, Roanoke is worth a look. Compare it with Wedowee for lake-area properties, or with Franklin across the line in Georgia.
