I was born and raised in Newnan, so this is the guide I wish every newcomer could get from a longtime neighbor. Newnan is the seat of Coweta County, roughly 40 miles southwest of downtown Atlanta, and it has long carried the nickname “the City of Homes.” It combines a historic center, newer subdivisions on the edges, and rural acreage just beyond the city limits, which means a very wide range of properties can be found within a short drive of one another.
Newnan is a working county seat with a real downtown. The Coweta County Courthouse anchors the historic Court Square, and the blocks around it hold locally owned shops, restaurants, offices, and events throughout the year. Away from the square, you will find tree-lined streets of older homes, stretches of commercial corridors with the usual national retailers and services, and growing residential areas on the east and west sides.
Because the city sits on I-85, it works as both a destination and a base: plenty of residents work locally, and others commute toward the Atlanta metro or to the airport. The pace outside the center slows down quickly, and it takes only a few minutes to reach pasture and woods.
Newnan’s housing mix is one of its strengths. Historic districts such as the Greenville Street and LaGrange Street areas contain homes built generations ago, many with large porches and mature trees. Mid-century and later subdivisions fill in much of the in-town map. Newer construction communities have been added around the edges of the city over the years, and outside town there are larger lots, small farms, and open acreage.
For land buyers, Coweta County offers parcels ranging from small home sites to tracts of many acres. Commercial property is also active along the main road corridors and near the interstate. If you are weighing a home against acreage, the best next step is to tell me what you plan to do with the property; the answer usually points to a part of the county quickly.
Prices in Newnan vary a great deal by property type, age, size, and location. Older in-town homes, newer subdivision homes, and acreage all price differently, and land is usually priced per acre or by tract rather than by square foot of living area. Because a single number would hide more than it reveals, I do not publish an “average price” here. Instead, I pull recent sold properties that match what you are considering and walk you through what they actually closed for.

Newnan is served by the Coweta County School System, which covers the whole county. High schools in the Newnan area include Newnan High School and Northgate High School. School assignments are set by address and can change, so always confirm the zoned schools for any specific property directly with the district before you make a decision.
Court Square and the surrounding downtown blocks are the center of local life, with restaurants, coffee shops, boutiques, and community events. The historic homes and tree-lined streets make for good walking and driving tours. Newnan’s parks, recreation facilities, and nearby lakes and trails add outdoor options, and the county’s rural roads are popular with cyclists and anyone who likes open country.
Health care is close at hand, with Piedmont Newnan Hospital in the city, and the commercial corridors have the grocery stores, banks, and services you would expect of a county seat.
Interstate 85 runs through the Newnan area and connects north toward the Atlanta metro and Hartsfield-Jackson Atlanta International Airport, and south toward LaGrange. State routes, including GA-34 and GA-16, link Newnan to surrounding towns such as Grantville, Franklin, and Senoia. Drive times vary widely with the time of day and traffic, so test the route you would actually take at the hours you would take it.
Newnan draws interest from buyers across the region, which means well-priced properties can attract attention quickly, while properties that are priced above their comparable sales may take longer. Land, residential, and commercial each move on their own rhythm. The most useful data is always local and current: recent closings, how long similar properties took to sell, and how close they closed to list price. I track those for the properties I work on and share them with my clients.
Look at the property list rather than a label. If you want a historic home with architectural character, the older in-town districts have it. If you want newer construction, there are subdivisions built across many decades. If you want acreage, pasture, or a build site, the county’s rural roads open up many options. If you want a commercial space, the interstate and main corridors are where to look.
I can show you all of these in a single day. Browse current properties, read the buyer guide, or reach out and tell me what you have in mind.
